Somerset Apartment Management is hiring a Full Time Maintenance Technician/Supervisor to work Monday through Friday for one of their apartment communities in O'Fallon, MO- The Vinings of O'Fallon. This position would be on call for after hour emergency calls and be someone that is motivated, dedicated, reliable and a team player.

Our starting pay will be based on your work experience & skills.

Purpose of the Job:
To perform a wide variety of maintenance, repair, grounds keeping and other interior and exterior maintenance duties for the community under the supervision of the Community Manager.

Essential Functions and Responsibilities:

Ensure all work orders are completed in a timely manner based on priority
Make Ready/Turning units in between tenant occupancy
Working hand in hand with the Property Manager on a monthly budget by controlling expenses.
Manage and perform preventative maintenance
Exterior structural maintenance as needed
Pool Maintenance (when applicable)
Assist in managing 3rd party vendors including gathering 3 bids for projects for any capital projects on property.
Diagnose and perform minor and routine maintenance/repair in a timely/professional manner to include: plumbing, A/C maintenance/replacement, electrical, carpentry, drywall, and mechanical repair (Electric refrigerator, stove, microwave, dishwasher, garbage disposal & ice makers)
Respond to all repair requests and maintenance concerns from residents and staff
Maintain resident privacy and receive proper authority prior to entering resident apartments
Must be able to work a schedule that includes only one on call responding to residents' emergency needs after-hours, on the weekends and available to respond to weather or environmental emergencies.
Customer Service oriented with the ability to maintain a courteous and professional attitude at all times in communications with residents, co-workers and representatives of other companies/vendors
Must be able to provide own basic tools
Order parts/supplies and maintain inventory within budget
Perform other duties as requested
Written & oral communication skills required
Physical Demands: Will be exposed to the constant activity that requires intermittent standing, crouching, bending, pushing/pulling, lifting/moving/carrying light and heavy loads, climbing stairs and ladders.

Qualifications:
Experience:

2+ years' experience in maintenance, including 6+ months in multi-family housing preferred.

License:

Driver's License
HVAC Certification (Preferred)
EPA Certification (Preferred)
CPO Certification (Preferred)
